The conditions, plainly.

1. Adults only. The property is kept child-free; guests must be adults to book.
2. Rates are in Thai Baht and include 7% VAT. The rate confirmed at booking is the rate that applies. Two-night minimum; three nights in December and January.
3. Cancellation: free up to 72 hours before arrival. Within 72 hours, one night's rate is charged. No-shows are charged in full. OTA bookings may also carry the platform's own terms.
4. Payment: cash (THB), Visa/Mastercard, bank transfer, and QR PromptPay. A 3% credit card processing fee may apply, in line with Thai banking fees. A 2,000 THB credit card pre-authorisation is taken at check-in for incidentals and released within seven business days of check-out.
5. Check-in 2pm to 7pm (message us for later arrivals); check-out by 12pm. Early check-in and late check-out are subject to availability.
6. Identification is required at check-in: passport for foreign nationals (required by Thai law), national ID or driving licence for Thai nationals.
7. Pets: one dog per room, maximum 15kg, current rabies vaccination required. 200 THB per night per dog, plus a refundable 2,500 THB damage deposit. Dogs are not permitted in the kitchen, library, sauna, or on pool furniture.
8. The swimming pool is unsupervised. Third-party activities (kayaking, hikes, excursions) are operated independently under their own terms. Vehicles are parked at the owner's risk.
9. Long stays and exclusive-use group bookings (minimum four nights) carry separate terms, confirmed at booking.
